Hall & Wilcox advises Cumberland Country Golf Club on major redevelopment project
Hall & Wilcox has advised Cumberland Country Golf Club Ltd on a redevelopment project involving a clubhouse rebuild and the construction of a seniors’ living development in Greystanes NSW.
The Project involves construction of a new clubhouse using environmentally friendly technology that will enhance the golfing experience in an environmentally sensitive way. The Project also secures the long-term financial security of the Club.
Hall & Wilcox worked closely with the Club’s Board and General Manager, Andrew Laplain, to ensure the Club’s commercial objectives were realised thereby strengthening the Club’s standing and financial position. The firm played a key role in the formulation of the Project strategy and negotiation of complex project documentation, including the project delivery agreement, agreement for leases, golf club works contract and other supporting documents required for a development of this kind.
Property & Projects Partner Maurice Doria led the Hall & Wilcox team, with the support of Lawyers Lada Notova and Silvana Brcina. In addition, Banking & Finance Partner David Cooper provided financial advice on the project, and Tax Partner Jim Koutsokostas and Lawyer Bradley White reviewed the GST side of the deal.
Cumberland General Manager Andrew Laplain said the development project was the most important decision in the Club’s history. Ensuring the legal advice being provided to the Club during the production and review of the relevant documentation was critical to its success. Andrew added the professionalism shown by Maurice Doria and Lada Notova was second to none.
Cumberland Club President Denis Clifford said, ‘this is an exciting time for our Club. The commercial terms of this agreement will replace our aging facilities and give us a new clubhouse with spectacular views over the golf course, a revitalised 18-hole golf course and financial security for well into the future’.
Partner Maurice Doria said, ‘Due to the project’s complexity, it involved multiple layers of documentation. There were numerous and intertwined moving parts, each of which required great scrutiny to ensure that the best deal was negotiated for the Club. We were pleased to have assisted the Club in developing its new home.’
Cumberland Country Golf Club is one of the largest golf clubs in NSW. The Club has a long history stretching back to 1938 when it first opened. The Club’s Woodlands Golf Course is located in the heart of Parramatta, and its 18-hole Championship Golf Course is less than 6.5 km from the Parramatta CBD. The Club is renowned for being a pioneer of resourceful investment, having secured course water from a nearby water storage basin.
